What Business Should go at 3835 Vogel Road?

There are a lot of vacant spaces at Arnold's southern border, near Interstate 55 and Vogel Road.

 

The U.S. Interstate Highway system seems to determine Arnold's economic development.

Which raises some interesting questions about the business development of Jefferson County Mall, which is located along Vogel Road and Arnold's south border.

Interstate 55 exit, to the mall, is about .7 miles northwest of the mall.

So what would be a great business for the 8,000 square feet of retail space available at the mall.

The Sansone Group, a commercial real estate firm for the mall, website says there are about 39,000 people that live within a 3-mile radius of the mall. The average household income is about $56,000.

There are about 157,000 people that live within a 9-mile radius of the mall, and the average household income is about $61,000.

There are three major retailers at Jefferson County Mall: Target, Home Depot and Hibbett Sports.

The rent, for the available space, ranges from $12.50-$14 per square foot, the Sansone Group website says.
