Richardson Ridge Villas: Too Dangerous for Drivers?

The Arnold Planning and Zoning Commission questioned the planned location of an entrance to a new senior living apartment complex off St. Johns Church Road.

A zoning request that would pave the way for a new senior living facility in Arnold gained preliminary approval from the Arnold Planning and Zoning Commission after a lengthy debate.

I'm beginning to believe that our city representatives have never driven this road. It is almost impossible to make the turn off Lemay and immediately sweep left without crossing the center line. Cars exiting from Lemay would not be able to see the vehicles exiting the development. If you are going to approve this project, at the very least make it a RIGHT TURN ONLY when exiting the development. That might save a few lives....I personally think the entire project needs to be re-addressed. That's a tough turn without adding another side road. And whoever said seniors "rush hour" wouldn't be until later is absolutely mistaken. Most that I know, wake before the sun comes up... Please rethink the project. Maybe try something unique, get the opinion of the school/church as to how it could affect the school buses and parents dropping off or picking up their students.... I agree with you. People take their life in their hands trying to make a left turn from St. John's onto Lemay Ferry or a left onto St. John's from Lemay Ferry. It is a dangerous intersection and a light would make it safer.

This is Arnold and here the road is called Jeffco Boulevard. I asked the Arnold Police Department to provide me a report on accidents at that intersection covering the last few years. The data shows it is less a dangerous intersection than others in town. 2008 - 4, 2009 - 3, 2010 - 4, 2011 - 3, 2012 -2 Through September 1 A comment such as you are taking your life in your hands is pointless. It would be nice to have a traffic signal light there and it could be possible with communication with MoDOT and with the aid of our state representatives if and when the development goes forward. MoDOT does not even agree with improving the intersection in front of Fox School. That intersection is far more dangerous in terms of accidents. So far Richardson Ridge is not a formalized plan and it may not even happen unless the requested and required government funds are granted. The traffic study that was conducted shows the traffic for the proposed development will be light and will hardly contributes at all. Remember the people who would live there would not even drive during the noted busy periods. If and when this even goes forward and I hope that it does, I will be pushing for a deceleration lane on southbound Jeffco Blvd at that intersection as a minimum measure of safety and will push for a traffic signal light.

The traffic study that was done was two teens sitting in lawn chairs. They have these little traffic counters that work much better and are more accurate, they count the cars as they pass over them.
